Can I legally sell my house without an Estate Agent?

Yes, and it is very easy to do.

When you accept a buyer’s offer, you simply pass the details straight to your solicitor, who will do the necessary legal work. All Agents really do is introduce buyers to sellers anyway. They perform no legal function.

Do you cover all areas in Spain?

Do I have to pay now?

House Prices - how do I value my property?

Your home is ultimately worth whatever somebody is willing to pay for it, so just do some simple research.

Keep an eye on local properties sale prices, or get some local Estate Agents out to value your home.

You could also search the Internet yourself for estate agents with similar properties. How does it compare with your minimum price?

Do not be tempted to price too highly or you simply will not receive any viewings. but remember, if you do need to adjust your asking price on your advertisement at any time, you can do this very easily, and without any further charge.

How does the process work?

In a nutshell, you publish the details of your home with us, make your one-off payment, and then let us show it to the whole world!

When contacted by any interested parties, you qualify or 'vet' them, and arrange a viewing.

When arranging a viewing, find out their name and a bit of background. Are they a first time buyer? What is their buying position? And what are their contact details. See our selling guide for more tips.

Should they later make an offer that you accept, this should always be‘subject to contract’. This simply means that your buyer will employ a Solicitor to carry out the legal side of the purchase. If a lender is involved, they will likely carry out a valuation for their purposes.

How do I get my photos on the web site?

When you place your advert, you will have the opportunity to send us your photographs directly. This is called ‘uploading’ and is a very simple process.

If you have a digital camera, we recommend you set it up on the lowest resolution (smallest photo), as this speeds up the process considerably.

Once your listing is live, you can add and remove photographs easily and at will, so do not worry too much about getting it right first time.

What about Non-digital or current photographs???
No problem. Simply take new pictures of your property, have them developed in the normal way, and then use a scanner to transfer them onto a computer. Alternatively scan images that you might already have, and upload them.

How secure is my information?

The security of Spanish Sales Direct is taken very seriously. We respect your privacy and never sell your personal information (unlike some other websites).

You only display your telephone number and even your name if you want to, and your email address is hidden from buyers. We have an extremely robust system, which has been checked thoroughly by our experts.

Do I have to sign any contracts?

No. We will not bind you to any form of contract at all.

The focus of the whole website is its ease of use. Simply follow the instructions for advertising your property with us, make your payment and that’s it! Your ad will then be 'activated'.

Seller and buyer will need to have their solicitors draw up a private contract at the sale stage, like this (click to see an example).

How can I pay?

Once registered with us, you can pay easily & securely 'online' through 'PayPal', and you do not even need a 'PayPal' account. You can use any credit or debit card instead, no problem.

If you prefer to pay by Direct Bank Transfer however, that is also fine. Simply contact us by E-mail for details.

What should I put in the advert?

Be honest, but sing your property’s praises! Describe the property in as much detail as you want to. Top tip: Sometimes less is more!

Can I place an advert if I don’t have any photos?

Yes, your listing will be very welcome and will still be viewed by searching buyers. Just be sure to describe the property in as much detail as you can, and then maybe upload some photographs at a later date.

How do I edit my advert?

Once you’re logged in as a registered member you can 'log in' with your username and password and make changes to your advert at any time from within the 'owners section', this service is completely free.

How do I contact someone who has posted an advert?

Simply complete the form at the bottom of any listing, and your message will be forwarded to the seller. Should you wish to be contacted by telephone, please remember to include your contact numbers.
